I'm Christian Steinmann. I live in Pearly Beach, and for the past three years I've been selling homes and vacant plots along the Whale Coast for Golden Homes, from Pearly Beach to Franskraal and Gansbaai. I'm a lawyer, and I came to property from law.

Before you sign an offer, I read it the way a lawyer would: what the suspensive conditions are, which dates matter, and what happens if the bond takes longer or your own house hasn't sold yet. Then I explain it in plain language, so you know exactly what you're agreeing to. After the deal is signed, I stay in touch with the conveyancer until transfer, because I know what usually holds a registration up.

One sale I'm proud of is the first sectional title development in Pearly Beach, which I sold before building had even started. When you buy off-plan, you're trusting a set of plans and a contract, so getting the paperwork right mattered as much as finding the buyers.
